What are you looking for?
Your first mortgage
Arranging your first mortgage can be pretty stressful – especially when it’s tied into securing the home that you’ve been dreaming of.
We aim to make things as easy for you as we possibly can – from explaining the home-buying process and all the costs involved, through to finding you the most appropriate mortgage based on your current needs and circumstances and taking care of the paperwork.
Other ways we may be able to help include:
- working out how much money you can borrow without the need for lender checks which can ruin your credit score
- speeding up your application if time is short
- finding a lender who can help with your mortgage if you’ve been turned down or think it might be difficult
A new mortgage
If you’re coming to the end of a fixed rate term, you’ll probably get a letter from your existing lender offering you a new deal.
But it pays to look at your options again, and see what else is available – especially if you want a more competitive rate or if you’re looking to borrow more. We can compare your lender’s offer with the rest of the market, and give you our objective advice.
Other ways we may be able to help include:
- consolidating your debt
- borrowing extra for home improvements
- staying in touch with you for when you need to review again
Think carefully before securing other debts against your home. Your home may be repossessed if you do not keep up repayments on your mortgage. You may have to pay an early repayment charge to your existing lender if you remortgage.
Moving home
Moving home can be a stressful experience. There’s so much to think about, and so many people to deal with.
Even if you’ve been ‘tied in’ to your current mortgage and feel you really ought to go back to your existing mortgage lender, we may be able to help.
We aim to make things as easy as possible for you, from working out the costs of moving and how much deposit you’ll need, through to finding you the most appropriate mortgage based on your current needs and circumstances and completing all the paperwork.
But our job doesn’t stop there, because it might be some time since you moved house. We believe it is important that you can have someone you trust to ask questions about the home moving process. We talk to the mortgage lender, the estate agent and the solicitor - and we give you straight answers.
Buy to let
If you’re thinking about investing in buy-to-let property, we can guide you through the complexities of the market in this specialised area.
Offers vary widely between lenders, fees can be very high, and there’s always the danger of negative equity. So most of our buy-to-let clients find that it pays to shed their preconceptions.
We talk you through what mortgages are available, the costs involved, what deposit you’ll need, repayment methods, and the relationship between planned rental income and what you can borrow.
The Financial Services Authority does not regulate some aspects of Buy to Let mortgages.
